The present study analyzes the factors affecting the commodification of rural space in Mahmoudabad county of Mazandaran province. In this study, the descriptive-analytical method was used. The statistical population of the study consisted of 91 villages in Mahmoudabad County according to the Census of Iran in 2016. Half of the villages were selected randomly. Data collection was done using a researcher-made questionnaire and processing of satellite images in four periods. The validity of the research instrument was evaluated by the opinion of the relevant professors and experts and its reliability was determined by internal consistency using Cronbach's alpha which ranged from 0.76 to 0.94 for various variables indicating the optimality of the questionnaire. SPSS 22 software was used for data analysis. The tests used in this study were frequency test, single sample t-test, and chi-square test. The results show that the weakness of the tax system (withholding tax on vacant and second homes for tourism, withholding tax on profits from the sale of land and housing), the inefficiency of the banking system (high-interest rates), the weakness of government policies to support the manufacturing sector have made the Mahmoudabad tourism environment fragile. The consequences can be drastic changes in land use, expansion of construction and landscape destruction.

AbstractOrganizational ethics in hospitality industry is the most important challenge are facing to it players in this industry; as a matter of fact, hotels can make Competitive Advantage by use of ethics in their activities for themselves and/or fall in deterioration by avoidance from it. This study investigates the organizational ethics gap in the hotel industry in Persian International Hotels of Mazandaran at summer of 1393. For analysis of organizational ethics gap, two approaches were examined; employees’ attitude to measure oral organization ethics, guests’ attitude to measure existent organization ethics also were evaluated the relationship between demographic characteristics of employees and guests with organizational ethics and the weight dimensions of organizational ethics from the perspective of population of the study. Population of the study include tow group, employees and guests of four and five stars’ hotels in west of Mazandaran. Measuring instruments of research were tow questionnaires for employees and guests with reliability coefficient (0.920) and (0.959). The statistical analysis was done by SPSS 22.0 and lisrel 8.8. Consequences of the study indicate that there is gap between oral organization ethics and existent organization ethics in Persian International Hotels of Mazandaran. Also finding depicted that, there are most differences between oral organization ethics and existent organization ethics is related to considerate dimension and less differences related to Initiative dimension. And other finding suggested in the form of Conclusions and recommendations

Domestic tourism, with so many negative and positive social, cultural, economic and environmental impacts, is important part of internal travels. Studying tourists' attitudes, motivations and behaviors in destinations is very significant in identifying these impacts and contributes greatly to enhancing the strengths and removing the weaknesses. It also enables the managers to come up with applicable solutions and helps them in decision making. The findings of this article are extracted from 100 questionnaires filled in 3 different locations on Haraz Road on March 2007. This paper tries to outline a profile of the tourists in Mazandaran Province in light of the gathered data.
